As summer settles in and festivarians descend on Telluride for Bluegrass, here’s your latest lodging and air travel snapshot from Mountain Rose Realty. Whether you’re planning your own visit or simply staying informed on trends that impact the Telluride real estate market, this data offers a helpful pulse on tourism, availability, and seasonal demand.

🛏️ Lodging Update: Bluegrass Boost, Strong Summer Ahead

The big picture:
Total destination occupancy (paid + owner stays) is currently pacing just 1% behind year-over-year, sitting at 61% overall.

💡 Good news:

  1. Bluegrass Festival weekend is actually tracking ahead of 2024, with total occupancy up 2% to 74%, and a peak of 77% on Friday.

  2. Summer overall is pacing 3% ahead of last year, with a 5% increase in paid occupancy.

📉 A few soft spots:

  1. May finished 8% behind year-over-year.

  2. July slipped slightly this week and is now pacing 2% below last summer.

  3. All other months are tracking flat or better compared to 2024.

📣 Reminder to local business owners:
The summer destination marketing campaign launched in early May, driving bookings to Telluride.com. If you haven’t already, double-check your listings and thank you to the lodging partners offering specials to boost visitation.

✈️ Air Travel Update: A Bit Bumpy, But Leveling

Flight bookings are trending 1–2% down for the summer as of mid-June.

  1. Late May and June saw a slight dip.

  2. The rest of the summer is pacing nearly even with 2024.

✈️ Winter base flight schedules are already live, holding steady compared to last year. Expect updates in the coming months as final adjustments are made.

For second-home owners and would-be buyers, this slight dip in air traffic could mean a quieter shoulder season—perfect timing for property viewings, rentals, or renovations.
