Telluride Lodging & Air Travel Update: What to Know for May 22–28

Whether you’re planning a summer escape, prepping your property for peak season, or just love keeping your finger on the pulse of the San Juans, here’s your May 22–28 update on Telluride lodging and air travel.

At Mountain Rose Realty, we’re not just tracking the Telluride real estate market—we’re watching the trends that drive buyer behavior, rental potential, and travel demand. Spoiler: it’s shaping up to be a strong summer, with a few surprises in the mix.

LODGING UPDATE
The summer season (5/22-10/19) is pacing slightly ahead of 2024, with a 2% increase in total occupancy, currently at 35%. Average Daily Rate (ADR) is 1% behind YOY at $551. All months are flat to ahead, with the exception of May (5/22-31), which is currently at 29% occupancy compared to 33% in 2024, a 14% decrease. 
 
The next two weeks are pacing 13% behind the same period last year, at 28% total occupancy, and ADR is down 1% at $320. Mountainfilm/Memorial Day weekend occupancy is currently at 37% compared to 43% during the same period in 2024, down 14%, while ADR is up 14% at $343. Occupancy peaks this weekend at 40% on Saturday, May 24 and then tapers off until June 5 where occupancies starts trending ahead YOY. 

The summer destination marketing campaign launched in early May, with Telluride.com as the call to action. Please ensure that your business listings are up to date. Thanks to our lodging partners who are offering specials and packages to drive summer bookings. 
AIR UPDATE Summer bookings, after a few slower weeks during April, pulled back even and then ahead during May. Overall summer traffic is now even YOY, with May and Memorial Day down a few points, June flat, July and the 4th week slightly up, August down overall but up the week of the new concert, and September even early.
