LODGING UPDATE

The lodging forecast for the next week is pacing significantly lower than the same week in 2022. Total occupancy is 19% behind YOY, and average daily rate (ADR) is 12% lower. Pace starts picking up on December 23 with the arrival of holiday guests, and metrics become more on par with last season, although slightly lower. Total occupancy from 12/22 – 1/5 is 4% behind YOY, currently at 57%. The highest compression days are from 12/27-1/2, with 12/29 reaching peak occupancy at 70%.

Pace for the winter season has started to pick up again. Total occupancy is 2% behind last season, currently at 41% (last week, total occupancy was down 5%). December is seeing the largest decrease, 15% behind 2022, and March is pacing 6% ahead YOY. January and February are starting to fill-in, currently pacing 4% and 2% behind last season respectively.

AIR UPDATE

Winter air traffic is holding at approximately 5-8% down YOY for the winter season, with softer booking weeks in October and early November compared to last year. While early December is down with the extra week, the two holiday weeks are pacing even YOY. The snow is arriving, so please get the word out in the major metros and especially NY with the added daily flights, and also remember that January brings the biggest booking weeks of the year, filling President’s – March. Looking further, we also have multiple flights running through April 8 this year, including Southwest, United (ORD) and American.
